CLASSIFICATION

Pursuant to the international standards applied in the developed markets, the administrative buildings are subject to classification according to their main parameters, disposition, installations, equipment, etc. It includes three main classes – A, B. and C in descending sequence.

The main parameters of an administrative building class А are:

• good infrastructure in the region – main boulevard, maintained thoroughfares, asphalted and marked road to the building, easy access through the urban transport and convenient approach thereto;
• emergency electric power supply, realized by means of diesel or gas generator having at least 72-hour operational reserve;
• guarded car park for the visitors and for those working in the building. It is required at least 1.7 parking places per each 100 sq.m. total built-up floor area;
• BMS (Building Management System) available- centralized system for computer control of the installations and equipment. It controls and regulates the electric power consumption in the building, i.e. contributes to its more economical control, as well as gives warning upon damages and failures;
• high security degree provided by 24-hour armed security guard and video control of the building and the parts adjacent thereto. Access control via personal magnetic cards (ID card access control);
• high degree of fire safety through fire signal and fire-extinguishing system (the so-called sprinkler system). The second type of system should not be taken for the conventional means-fire hydrants, fire hoses and fire-extinguishers;
• HVAC system available (Heating, Ventilation and Air Conditioning System) – central Heating, Ventilation and Air Conditioning System with air refreshment in the building;
• double (lifted) flooring, which provides opportunity for a flexible and mobile distribution of the workplaces;
• certified structural cabling 5 Е category at minimum;
• fiber optic connection of the building, ISDN telephone exchange;
• distribution of the areas in the building type open space, which gives opportunity for a more flexible organization of the working space.
